How Long Will It Take?

It typically takes one or two days from our receipt of a completed application.

For re-sale or existing properties in the MLS, we ideally need a non-contingent contract on a owner occupied residential property, that has already been appraised with the financing approved at a Loan to Value Ratio of less than 90%.

Now, there are frequently exceptions to those criteria and we encourage you to call us at (480) 421-0770 and discuss such transactions before you apply for an advance. We’ll do our best to be flexible and tailor something that works for both of us.

We do advances on new construction, land and some non-owner occupied – “Investment” – transactions…we encourage you to call and discuss such transactions before you apply for an advance.

Here’s all we’ll need from you:

1. Completed application forms which we will e-mail or fax to you upon or receipt of your Application which you can complete now.

2. The Notice of Assignment (which is included in forms we provide you) must be executed by both your Broker and the Escrow Officer.

3. A legible copy of the executed contract including all counter offers and addenda.

4. MLS showing PENDING

5. Current Loan Status Report and Loan Status Update executed by the Loan Officer.
